The rental property market is always changing, with one tenant moving on and another moving in. Whether it has been months or years between, when your property becomes vacant, marketing it to new tenants will be a priority for your property manager.

Tapping into the use of social media, in its various platforms, is undeniably a marketing technique which cannot be underestimated; and it is one in which your property manager will be well-equipped.

Why is it so important? It is estimated that one-in-two Australian’s use Facebook daily. There are approximately 15 million active monthly Facebook users and nine million Instagram users. On a global scale, there are over 1.23 billion daily Facebook users.

By utilising social media in addition to traditional means of finding tenants - including home-listing sites, word of mouth and agent’s tenant databases - these platforms present an opportunity to not only showcase your property’s best features, but to share them with a much broader tenant pool.

Considering the scale of potential tenants your property could capture by using any one of these as a form of marketing, it seems only logical that they are becoming part of your property manager’s marketing strategy.

How does social media help find the perfect tenant?

  • Social media has built its popularity on allowing its users to be interactive. This can help identify who is most interested in your property and develop a target demographic with that in mind.
  • Engagement on social media is fast, which is why the use of photos and videos which not only feature the property but the lifestyle that comes with it, will work particularly well engaging potential tenants.
  • While social media has become the norm in many younger renters’ lives, it is not exclusively for their use. These platforms allow for the opportunity to tailor and target specific audiences.
  • By sharing your property’s details on a platform that people are already actively engaged with, the chances of it being seen by the right tenant will increase.
  • As a sharing platform, you can be confident your property will be seen by many. If they like what they see, they have the ability to quickly and easily engage with property managers with just the tap of a button.

Social media has become a part of the culture of daily life and its use as a form of communication is one that is interactive, creative and instant. By utilising this tool in marketing your vacant property, the ability to present to a larger tenant pool will increase the opportunity of finding your perfect tenant.
